Possible Answer to Affordable Housing?

The Reno real estate market has been booming! Although prices have dropped every so slightly, the need for affordable housing still remains a hot topic.

The good news? Recently, The Washoe Board of County Commissioners sparked a discussion about a trust fund that would create more affordable housing options in our region. Thankfully, commissioners have already approved the fund and are ready to move forward. The concept of the trust fund was initiated by the nonprofit organization called ACTIONN, where their efforts extend throughout the Northern Nevada region.

Perhaps what swayed commissioners the most were the stories shared by the many supporters who showed up at the chambers during the discussion. From working professionals to retirees, people shared about their dire living conditions, resulting in eviction and even homelessness due to rent increases.

“It’s offensive to me that we live in the greatest country in the world and yet we have people who have to give up their children because they can’t afford a roof over their head.” said Commissioner Marsha Berkbigler.

It’s still unclear how the fund will be acquiesced, but talk about government service taxes came into play. There’s been over 8 months of research regarding this topic, and there’s definitely hope on the horizon for more affordable housing. Stay tuned for more updates when they come!

Reno Fun: Genoa Tour and Italian Festival

My Favorite Part of the Genoa Tour

I met many older Nevadans on the tour who have been in the agriculture business for a long time. They all had a lot to share about growing up and farming in rural Nevada. I met a 95 year old who others called the “Garlic King” of Yerington, NV. I guess he eventually sold out to the famed Perry & Sons outfit. He was a very nice man who told great stories and had a passion for sharing his knowledge of the past. He was pretty spry for his age. Jumped on and off the bus with no problem all day long!
The farm to table concept whether it was Ranch 1 where they had their own grass fed beef butcher shop in Genoa and also supplied the JT Basque restaurant (where we had lunch.)
Ranch 2 the Bently Heritage Estate Distillery was an important part of the food and drink scene. They all took great pride in growing and raising the grains and animals in a sustainable healthful environment.
Looking forward to putting out the interior photos taken at the Bentley Heritage Estate Distillery.
The tour was a tremendous opportunity to learn about the families who paved the way for all the agricultural opportunity in the Carson Valleys. The tour guides were so knowledgeable. We were hanging on every word as they shared knowledge of the families who paved the road for all of the agricultural abundance. Italian Festival in Reno NV

The vibe in the crowd, and it was massive, was so cool. It was all about eating good food and socializing with others. I liked how you could buy some pasta and go to all the local Italian families, who just know their family recipe for sauce is the best, and sample the various flavors. A lot of pride goes into the making of the sauce. The live music was excellent, all with an Italian flair.
If you haven’t visited the Italian Festival in Reno, I recommend you check it out next year!

You Have to ‘See See’ Motorcycle Coffee

I was driving in downtown Reno recently, when a new coffee shop called See See Motor Coffee Co. caught my eye. When I saw “CC” on the sign I immediately thought of cubic centimeters and motorcycles. I decided to stop by and grab a cup, but was not at all expecting what I found inside! A world where coffee and motorcycles collide.

When I was a kid, my dad owned a Suzuki motorcycle store in Fort Lauderdale, Fla. My affinity for motorcycles began there, and never stopped growing. My dad had a friend with the very first vintage collection of street and race bikes that I had ever seen. As kids, we grew up learning and loving everything we could about motorcycles, especially RACING. My dad would take us to Motorcycle Speed Week in Daytona, where dealers, manufacturers and the public meet for all things motorcycle and some amazing racing.

So, can you see why happiness came flooding back to me when I walked into See See Motor Coffee Co.?  The moment you step inside, you’ll be greeted by very rare, vintage bikes on display all around the shop. They are rotated out after they have been there for a while.

Seeing a storefront where motorcycle enthusiasts of all ages could gather and admire these rare classics is pretty cool. I was so intrigued by this concept – I just had to learn more! So I sat down with the manager to get the details on how this awesome shop was born. Read on to learn more about See See Motor Co.

The company started when Thor Drake, the owner and founder, started selling t-shirts to his friends in Portland, OR. But they weren’t just any shirts, and Thor wasn’t just any guy. Thor gained popularity in the motorcycle industry because of his innate talent and skill as a racer. His shirts were just an extension of his natural love for the sport, and his friends and fans couldn’t wait to get their hands on the racing apparel he created. Thor is still a legend, and races to this day!

See See Motor Coffee Co. was born in Portland, with two distinct parts to it: first is the racing company itself, and second is the brick and mortar shop.

“We make race apparel, racing t-shirts and sponsor riders everywhere. We’re heavily involved in the motorcycle community. And our brick and mortar shop, is a way to create a welcoming atmosphere, where people can gather in worship of motorcycles.” says Jack Beisel, manager of See See Motor Coffee Co. in Reno.

“The storefronts are more a community place. Motorcycling in Portland is a seasonal endeavor, so we created the storefront as year round space for people to gather and talk about cycles in a way that was open, friendly and accessible.”

In addition to selling apparel, and creating a cool place to gather – they also rebuild motorcycles for show and for racing. The motorcycles displayed in their shop are all bikes they’ve sponsored previously or rebuilt recently.

“We’re really friendly with some guys from the Vintage Motorcycle Association. We’ve invited some of them to show their bikes, and they have happily obliged. It’s a win, win – they’re able to display their unique collectibles, and our Reno community can see some special vintage models that no one’s ever seen before,” says Jack.

 

“One of our main goals is to cater to the community and bridge the gap between older racers and their epic stories and the younger generation who are just getting started. We think we’ve found a the perfect ‘apex’ as bikers would say. So, what are you waiting for! Come stop by, grab some coffee and check out the store.”

Thought of the Day: Could a Lending Meltdown Occur Soon?

The Big Short All Over Again?

Okay, before you get freaked out, I want to preface this blog by saying that these are just some thoughts I’ve been kicking around from analyzing the recent real estate market. So before you believe this could be the Big Short of Real Estate, take a deep breath and relax. I’m simply inviting you into a casual conversation about the mortgage market and where we are now…not necessarily claiming anything about its demise. I am very curious to hear your thoughts – please read on!

Here’s My Question:

Could the low down payment amounts for a home purchase (approved by lending institutions and obviously the government) possibly be creating a housing shortage? If all of these  buyers were taken out of the market until they saved 20% for a down payment would the housing shortage be here? 

I’ve purchased two homes in my life. (Without trying to age myself) I bought a home in 1987 and 1999 and both times I was required to have 20% down to purchase my home.

Lately in the Real Estate market in Reno, houses on the market are very scarce and it’s turning into a bit of a zoo. Once listed, they’re usually only on the market a few days before an offer – even multiple offers – are on the table. At the end of January 528 homes were on the market and we sold 400 of them!

Unlike 20 years ago when a 20% down payment was common place , nowadays a buyer can secure a loan with as little as 3% down, and with some grant programs, even lower.

I wonder sometimes…could a lending meltdown occur again because these buyers are getting into homes with “no skin in the game?
